Across public accounting, commercial lending at CIBC, and now appraisal and real estate, I have watched the same frustration repeat for Canadian homeowners: work hard, pay the mortgage faithfully, and still feel no closer to retirement.
The standard advice is to clear the mortgage first and invest whatever is left afterward. It sounds safe, but your investing life may not start until your fifties, with the best compounding years gone. That is why I earned the Smith Manoeuvre Certified Professional™ designation.
The Smith Manoeuvre™ uses the mortgage payment you already make to steadily convert non-deductible mortgage debt into tax-deductible investment debt, so paying for your home and building your future stop competing.
It is not a fit for every household, and I will tell you plainly if it is not a fit for yours. If you'd like to see it run on your numbers, let's chat.

I am a licensed residential REALTOR® with Century 21 Maximum and a practising Industrial, Commercial, and Institutional (ICI) appraiser with TruePoint Appraisals Ltd. in Red Deer, Alberta, where I am an AIC Candidate Member working toward my AACI designation, as well as RFPP for Reserve Fund Planning.
My career was built on the other sides of the home-buying table. I spent five years in public practice accounting, then four years with CIBC in commercial lending, structuring credit for businesses and property owners. That combination of tax, credit, and valuation experience is what drew me to the Smith Manoeuvre, and in 2026 I earned the Smith Manoeuvre Certified Professional™ (SMCP) designation.
My role is education and coordination. I help homeowners understand whether the strategy fits their numbers and their household, then work with the mortgage, investment, and accounting professionals who implement it, so each piece of the structure is handled by the right specialist.
